The listings below are detached single family homes listed within the past 3 days on the Denver MetroList Multiple Listing Service Internet Data Exchange. At the time this blog was posted there were a total of 232 properties in the feed.

This is a live data feed that will adjust daily to reflect new listings in the price segment between $100k and $200k. After the properties have been listed for three days they are automatically removed from the list.

Homes in this price range have less than three months of inventory which is 50% of a balanced market of 6 months. Days on market are down and prices are up in this segment. These homes sell much faster compared to homes in the higher price ranges.

A Few Words of Thanks & Appreciation for What Is

DoveI would just like to express a few words of thanks and appreciation for the closings I’ve had recently. The numbers are not big and the closings are not many, but I am sincerely grateful nonetheless.

We are in the middle of some of the most difficult economic times our nation has ever known—certainly the most difficult of my lifetime. Ordinary people are faced with making life changing decisions every day. No one is immune from the financial difficulties before us.

Be that as it may, I am thankful for what is.

I am thankful for my clients and the confidence they have shown in me by allowing me to serve them as their agent. I am truly grateful for their business.

I am thankful for the lenders for their patience and cooperation in working through the various challenges that came up during the closing process. I appreciate their willingness to work together with us.

Denver Metro Foreclosure Activity Snapshot for 2009

Foreclosure ExitTweet ThisRecent numbers from the Denver Public Trustee indicate what may be interpreted as the beginning of a shift in the foreclosure trend. The total number of foreclosure filings in 2009 was 26,605 which is an increase of 6.4% over 2008. These numbers include the following seven counties which comprise Denver Metro: Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, and Jefferson.

Denver County and Adams County showed signs of a turning point. Formerly the centers of foreclosure activity, both counties improved by holding steady with virtually no change in activity in 2009 compared to 2008. Price increases of 3% in Aurora North and 12% in Denver Southwest support the notion that foreclosures in those areas are bottoming out.

ForeclosuresIn contrast, the largest percentage increase in foreclosure filings was seen in Boulder (38.4%), Broomfield (28.4%), and Douglas (26.8%) counties where average home prices are generally higher than Denver and Adams. While the absolute number of foreclosure filings in these counties is still less than Denver and Adams, the percent change is huge and clearly indicates a shift in the foreclosure trend. Although the higher priced homes were a little more insulated from the initial wave of foreclosure activity, the data shows they are not immune to the problem. The weak economy and job losses are now impacting the higher income brackets.

So what’s next? Your Castle Real Estate’s market analysis shows that at the top end of the price range for homes with an average price over $450k, there is approximately 20 months of inventory on the market. This amounts to more than three times what is considered to be a balanced market of 6 months. Days on market is off the charts approaching a year or more in some price segments. Average prices were off nearly 15% in 2009 compared to 2008.

The moral of the story is no one is immune from the economic downturn. While there was a time delay for the foreclosure wave to hit the upper price range, the data shows it is happening now. And it's interesting to note that it seems to be happening as the lower price range is showing early signs of recovery.

Tweet This ArticleAs many of you may know I am forever inspired and motivated by the beautiful mountains views here in Boulder Colorado. I am constantly amazed at the different views I observe at various times of day and location as I move about the area. I try to keep my camera with me all the time because I am never sure exactly what I may see.

The photograph below, staged as it may be, is extra special. This is my son Sean posing reluctantly in front of the Flatiron range. Sean is 14 years old and doesn’t like to have his picture taken. He is a playful boy, cheerful most of the time and forever curious about the world around him. I love him dearly and I am very proud to be his father.

So this morning’s motivational photograph is extra special for me—my son Sean and the Flatiron Mountain range here in Boulder Colorado. The two together are equal to much more than the sum of the parts.

Coy Ponds at The Self Realization Fellowship Center in Encinitas California

I took the photo below at the Self Realization Fellowship Center, also known as the Hermitage, during a trip with my wife Hannele two years ago. The Hermitage was established by Yogananda in 1937. He lived at the Hermitage for many years and wrote the spiritual classic, ‘Autobiography of a Yogi’ during his time there.

There is a beautiful meditation flower garden on the hillside and along the cliff’s edge overlooking the Pacific Ocean. On the hillside in a shaded region are a beautiful set of coy ponds. The fish are huge and move about so elegantly in the water. It’s truly a magical setting. We enjoyed a peaceful and relaxing time just sitting by the ponds and watching the fish for a while. Just being there was like a form of meditation.

A Story of Hope and Song Emerges From the Rubble in Hati After 6 Days

Hope SignLike millions of people all over the world I have been deeply touched by the horrific disaster in Hati. I lived in California for nearly 30 years so I have experienced many earthquakes including the 7.0 Loma Prieta earthquake of 1989.

I was living in the Santa Cruz mountains at the time just a few miles from the epicenter. Although the damage was severe and widespread, we got through it because of the infrastructure we have in place—police, fire department, emergency services, food, water, resources, etc.. The people in Hati are not so fortunate. Their resources are stretched beyond their capacity and their ability to cope is greatly diminished. Yet miracles are happening in Hati every day now.

On last night’s evening news there was a story of hope amid the rubble and misery of the earthquake. A woman who worked in a bank was pulled from the debris after being buried alive for six days. What is amazing is her husband was there when she was found and had never given up hope that she was still alive.

Workers had been clearing debris when they heard a sound. Frantically, they began digging but they didn’t have the tools to clear the rubble. And then a team of firemen from Los Angeles arrived and went to work.

The woman was rescued and reunited with her husband. As she was pulled out of the rubble and she was still on her back in the dirt, she began singing a joyous song of praise for life. It was quite moving and even chokes me up just to think about it as I write. This video captured the whole scene.
