Boulder Colorado’s Garden of the Gods, The View Looking Down

This morning I posted some photos I took yesterday afternoon. My wife and I hiked the Red Rocks trail on the West side of Boulder and hung out in the sun for a few hours. The weather was fabulous and the sky was deep blue. You could almost feel spring knocking on the door.

This morning’s photos were mostly of the rock formations. Below are a couple of shots looking down on downtown Boulder and also Colorado University. You can see the stadium in the distance on the left side of the second photo. I also included one more photo of the rock formations.

Red Rocks: Boulder Colorado’s Garden of the Gods

On the west side of Boulder at the end of Pearl Street is the trail head to Red Rocks, Boulder’s Garden of the Gods. A short hike up a steep hill leads to a huge out-crop of red rocks comprised of sandstone.

The views are incredible looking out over the city of Boulder and the plains below. With this posting I am going to show the photographs of the rocks looking up. In another post I’ll show the photographs looking down over Boulder. Enjoy!

Eagle Eye: Nature's Glory at Her Best--Powerful, Proud and Gracious...

On the way out the door on the way to church I grabbed my camera. I remember hesitating for a moment and wondering why I felt moved to bring it but deciding to just follow the impulse. Then on the drive to church my wife, Hannele, and I noticed a huge eagle sitting in a tree right next to the road.

I stopped the car and grabbed my camera and starting shooting. I walked right up near the tree and was able to get a half dozen or so shots before the eagle took off. I also managed to get one shot with it in flight but it’s slightly out of focus.

The eagle was so beautiful. There were a few moments when it seemed like it was just the two of us. It was looking right at me with a powerful glance. It almost seemed magical. Needless to say, it made our day—at least part of it.

Nature’s glory is often so awe inspiring. That’s especially true when it just happens. I suppose it is all just as it is meant to be.

Spectacular Boulder County View of Long's Peak

 I took the picture below yesterday morning. On Saturday night we got about 4 inches of snow in the foothills which means we got much more up in the high country. Long’s Peak is a good metric because at over 14,000 feet above sea level, it tends to get a lot of snow. This is a picture perfect view looking northwest off my back deck.

Angelic Sunset on the Colorado Front Range

I took this photo yesterday right at sunset. The view is looking off my back deck directly at the Front Range just south of the Flatirons. The sun is slowly beginning its journey back across the sky where it will eventually set directly over the side view of the Flatirons from my house.

There is something magical about sunrise and sunset views over the mountains. Here, it looks like a league of Angels could be rising up at the skyline.

Denver Metro Foreclosure Activity Snapshot for 2009

Foreclosure ExitTweet ThisRecent numbers from the Denver Public Trustee indicate what may be interpreted as the beginning of a shift in the foreclosure trend. The total number of foreclosure filings in 2009 was 26,605 which is an increase of 6.4% over 2008. These numbers include the following seven counties which comprise Denver Metro: Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, and Jefferson.

Denver County and Adams County showed signs of a turning point. Formerly the centers of foreclosure activity, both counties improved by holding steady with virtually no change in activity in 2009 compared to 2008. Price increases of 3% in Aurora North and 12% in Denver Southwest support the notion that foreclosures in those areas are bottoming out.

ForeclosuresIn contrast, the largest percentage increase in foreclosure filings was seen in Boulder (38.4%), Broomfield (28.4%), and Douglas (26.8%) counties where average home prices are generally higher than Denver and Adams. While the absolute number of foreclosure filings in these counties is still less than Denver and Adams, the percent change is huge and clearly indicates a shift in the foreclosure trend. Although the higher priced homes were a little more insulated from the initial wave of foreclosure activity, the data shows they are not immune to the problem. The weak economy and job losses are now impacting the higher income brackets.

So what’s next? Your Castle Real Estate’s market analysis shows that at the top end of the price range for homes with an average price over $450k, there is approximately 20 months of inventory on the market. This amounts to more than three times what is considered to be a balanced market of 6 months. Days on market is off the charts approaching a year or more in some price segments. Average prices were off nearly 15% in 2009 compared to 2008.

The moral of the story is no one is immune from the economic downturn. While there was a time delay for the foreclosure wave to hit the upper price range, the data shows it is happening now. And it's interesting to note that it seems to be happening as the lower price range is showing early signs of recovery.

Tweet ThisHere is a photo I took of the early morning sky over the Front Range in Boulder Colorado. The cloud patterns here can sometimes change quickly with the high wind currents coming in over the mountains.

It’s inspiring to look up and see the beauty of nature so vibrant, so dynamic and so alive. It reminds me that I, too, am a part of it all. My life is also vibrant, dynamic and alive. And the winds of change are constantly blowing and rearranging things.

In the present moment light of awareness I remind myself not to resist what is.

Go with the flow and enjoy life, in joy...and if ever you have trouble remembering that the cup is always--in all ways--half full, just look up…

Denver Real Estate Price Change Map by Neighborhood

Your Castle LogoYour Castle Real Estate, my managing broker here in Denver, is well known in for its marketing tools and resources including detailed market statistics and trends. Our data is frequently used by the press and we regularly teach market trends classes for both agents and consumers.

 At our company meeting yesterday we had a discussion of the current Real Estate market trends in Denver Metro. The price change map with data for Q4 of 2009 was presented. This map is shown below. The numbers show the price change for 12 months ending 12/31 2008 to the 12 months ending 12/31 2009. Here are some additional things to note.

The darker red areas are the 20% of the neighborhoods that had the largest decline in price. The dark green areas are the 20% that did the best in terms of price change. The orange, light green and yellow were the remaining three 20% price change segments in between.

The type is a bit small here in the picture but printed within each neighborhood region is the neighborhood name, days on market, percent total price change, number of homes sold, number of short sales, and months of inventory.

You could think of the map as a graphical balance sheet of the Denver real estate market at the end of the year.
