Denver Real Estate Price Change Map by Neighborhood
Your Castle Real Estate, my managing broker here in Denver, is well known in for its marketing tools and resources including detailed market statistics and trends. Our data is frequently used by the press and we regularly teach market trends classes for both agents and consumers.
At our company meeting yesterday we had a discussion of the current Real Estate market trends in Denver Metro. The price change map with data for Q4 of 2009 was presented. This map is shown below. The numbers show the price change for 12 months ending 12/31 2008 to the 12 months ending 12/31 2009. Here are some additional things to note.
The darker red areas are the 20% of the neighborhoods that had the largest decline in price. The dark green areas are the 20% that did the best in terms of price change. The orange, light green and yellow were the remaining three 20% price change segments in between.
The type is a bit small here in the picture but printed within each neighborhood region is the neighborhood name, days on market, percent total price change, number of homes sold, number of short sales, and months of inventory.
You could think of the map as a graphical balance sheet of the Denver real estate market at the end of the year.
