Hi John-

You are so right to emphasize the patience required to even have a short sale offer accepted.  I have one Buyer who has been waiting nearly a month for a lender to respond to her offer.  Hopefully, we will see some easing of these types of time lines soon!

Hi John,  We're finding a lot of short sales here as well.  Things are starting to move thru the sale process quicker than 6 month ago.  Lenders are speeding up.  But your right, if you want a deal, be patient.  Interesting to study your market, I knew you were really booming before the crash.  Verlyn

Sara & Verlyn...You are both so very right. Patience is key to enduring the short sale process. Lenders are beginning to speed up a little but the unpredictable nature of short sales still scare off many buyers.

1,000 pre-foreclosures is a whole lot.  It's sad to hear that so many people are loosing their properties.  And the children, they must be hurting.
